Most realtors suggest that before you look at any homes, get pre qualified to know how much house you can afford. Homes that are for sale by owner may seem like a good deal, but without the protection of your real estate agent, they sometimes can be a scary proposition. Of course, you may be set on a rural or urban setting, but no matter what your preference, always make sure the home is in a good area. This is most important. Resale, and getting your money out of the home, is always a consideration. Though you may plan on staying in the house long term, the day will come that you will sell and you’ll want to get your money out of the house, plus hopefully make a sizable profit. It’s difficult not to fall for a nice house in a poor area, especially if the price is great, but remember that you can always improve a neglected house in a good area, making it a favorable investment, but you can never change the location of a poorly located home, making its resale difficult. School districts are important too. Even if you have no children and don’t plan on any, a good school district will influence your resale. Of course, a higher resale valued home will most likely have a faster sale, saving you time and money when you’re ready to move on. There is no doubt that a good school district raises property value. If you do have children, or plan to have them in the future, realize that good rated schools will save you considerable money over private schools, if you must use them because the the local schools are not suitable for your children.

When looking for a new home, it’s best to put blinders on until you find an acceptable home in a good location. Don’t get sidetracked by a home that won’t work or a home that will not gain equity over time due to its location. When buying a home, location is everything. Find a good location and everything else will fall in place.
